Is
this a Timeshare concept?
No. This
is a Freehold concept where the Customers own their specific Villa and
a part of the land where the Villa is located. The land will be owned
fully
by all the Villa Owners in a joint venture. The ownership of the land,
and the share/stock distribution, will be according to the floor area
of
the Villa involved.
Is
this a Freehold or a Leasehold concept?
This is
a Freehold concept. (Please see comments above)
Who
is behind the "Scandinavian Apartments Company, Ltd"?
The "Scandinavian
Apartments Company, Ltd" is a company established according to Thai
rules
and regulations. There are a total of three Norwegian shareholders. The
majority of the shares are owned by the Senior Director, Planning and
Development,
Baard A Westlund.
Where
is the "Bang Por Tropical Hilside" located?
The "Bang
Por Hillside Residence" is located on the Northern part of Koh Samui,
Thailand.
It is located approximately 500 mtr, Bird view, from the Bang Por Beach
and the main Ring Road. This is far enough from the road to ensure a
quiet
tropical atmosphere, nice sea view at the same time as the beach is
only
a walking distance away (10-12 min). The driving/walking distance is 1
km due to the shape/path of the road. The project is located close to
the
end of a "Dead End" road so there is practically no traffic with all
the
noise and dust that follows.
The Bang Por Beach is a residential
area that includes several high class/luxury property projects. I.e:
Santithani
Land and House, Royal Living Residence, Santisook Villas and several
Coconut
Land and House Developments. The Bang Por area is a quiet beach that
ensures
some privacy at the same time as there are some small Restaurants/Bars,
Spa and Mini Marts in the area.

What
kind of additional expenses is involved except of the Villa cost?
There
are only three main expenses involved in addition to the Villa purchase
cost.
A. The monthly mandatory Operation
and Maintenance Fee.
B. The
electrical cost based on our own consumption.
C. The
water cost based on your own consumption.
Other
possible expenses:
Telephone,
Internet, TV, Insurance and so on. These expenses depend fully on what
kind of services you would like to have available in your Villa. These
expenses are considered a private arrangement and will be paid by each
Villa owner directly to the vendor/firm supplying the services.
What
is included in the monthly Maintenance and Operation Fee?
The fee
includes the following:
Maintenance
of the Country Club and all common areas.
Cleaning
of the Country Club and all common areas.
Operation
and maintenance of the common swimming pool.
Staff
and Employees.
Garbage
removal.

Hrs Security Service.
Daily
operation of the "Bang Por Hillside Residence".
How
much does the monthly Maintenance Fee cost and how is it adjusted?
The fee
will cost a total of 5.000 THB pr month. It will be adjusted once a
year,
if necessary, to compensate for Thai inflation and increased local cost
only.
What
is the cost of electricity?
The electricity
will be charged at the same cost as the official government rate +
(Plus)
an additional fee of 10%. Each Villa will be equipped with its own
individual
electricity meter to ensure a fair charge based only on your own
consumption.
The fee of additional 10% will cover periodic maintenance &
replacements
within the common electrical systems and the administrative expenses
involved
in the process.
What
is the cost of water?
The water
will be charged at the same cost as the official government rate, or
alternative
Vendor/Supplier, + (Plus) an additional fee of 10%. Each Villa will be
equipped with its own individual water flow meter to ensure a fair
charge
based only on your own consumption. The fee of additional 10% will
cover
periodic maintenance & replacements within the common water
supply/treatment
systems and the administrative expenses involved in the process.
Are
the Villas equipped with air condition?
All Villas
will be equipped with AC system in all bedrooms. Additional AC systems
can be purchased for an additional cost.
Do
all Villas have hot and cold water?
Yes. All
Villas will have hot & cold water in all outlets.
Will
the Villas have telephone?
All Villas
will be equipped with telephone wiring and outlet(s).
Will
the Villas have Internet?
All Villas
will be equipped with Broadband Internet wiring and outlet(s).
Will
the Villas have TV connections?
All Villas
will be equipped with TV antenna wiring and outlet(s).
What
kind of quality can we expect?
You can
expect top quality from the beginning to the end. The construction is
done
by a third generation Belgium family firm that is very recognized and
well
known for their quality products on Koh Samui. They have
designed/constructed
more than 2.000 houses in their career. They have approximately 15
foreign
Specialists employed to ensure the best quality available.
What
kind of standard can we expect?
The firm
mentioned above is well known for their high Standards. They are using
only products of well known brands of high quality in their buildings.
We will also utilize our internal Building Controller to ensure that
everything
is done according to European/Scandinavian expectations. Our Internal
Building
Controller that is Norwegian has close to 30 year experience in the
Norwegian
Building and Construction Marked.
Do
you have any "Show Villas" that we can see?
We have
several Show Houses that is ready for viewing at this point. It is the
same Construction Firm that are building our Villas as the ones that
built
the Show Houses according to the same specifications. (Same Quality AND
Standards.) This will give a very realistic and accurate picture of the
situation.
What
kind of safety equipment will the Villas be equipped with?
We deliver
the following features as part of our "Standard Package":

What

The basic
"Kitchen Package" includes:

Yes. The
project will have a 24 hrs Security Service available.

you offer any financial arrangement?
We are
only able to offer Financial assistance in Denmark at this point.
This
service is offered through our Sales Agent Lars Lang at
www.thaiestate.dk.
Will
it be any additional cost on top of the Villa cost?
No. Our prices are total
and final. We deliver a Standard Package that is complete. One of our
Policies
is to deliver a complete package to our Customers without any surprises
later on. There are absolutely no hidden expenses.
It is possible to upgrade your
Villa but that is totally up to the Customer. Our Villas are ready to
move
into with complete kitchens and bathrooms. There are no furniture in
the
Villas.
Can
we rent out our Villa?
Yes. This
is a personal matter and you are free to rent out your own Villa as you
want as long as the mandatory Maintenance and Operation Fee is paid.
"Scandinavian
Apartments Company, Ltd" is willing to arrange and organize the rental
process by utilizing their connections/channels for a provision of 25
%.
We can of course not guarantee a rental agreement, but we will utilize
all our resources in an effort to arrange a rental deal.
How
much can we expect to receive monthly if we rent out our Villa?
This will
depend fully on the Villa involved. A big Villa with more features will
bring in more money than a smaller one.
Can
we sell our Villa?
Yes. This
is a personal matter and you are free to sell your own Villa as you
want.
The new owner must of course accept to pay all the fees and follow the
terms involved in living in the project. "Scandinavian Apartments
Company,
Ltd" is willing to assist in the sales process by utilizing their
connections/channels
for a provision of 5 %.
Is
purchasing an Villa in your project a good investment?
We are
convinced so. Our initial Villa prices are already pressed to a minimum
by minimizing our organization and by efficient vendor negotiations.
We
are using a well known and respected Construction Firm that is famous
for
their high quality and top standards.
The
Bang Por Beach is now developing into an attractive residential area.
There
are already several Luxury Living Projects in the area.
History
shows that investments on Koh Samui have been very lucrative for the
investors.
Koh
Samui is developing into a High Society area with the support from
official
political resources in Thailand.
The
International Airport is now in the process of being expanded to be
able
to serve the increased arrivals. It may even be that there will be
direct
Charter Flights from Europe in the future.
There
are a couple of Yatch Marinas under planning.
There
are also plans for an additional Golf Course.
We
have developed a unique concept.
More
and more International Flight routes have been established. Direct
flights
to Hong Kong and Singapore make the Island accessible for an even
bigger
market.
Koh Samui has gone through
dramatic changes and developments the last 5-6 years and all
indications
show that this will continue. A lot of "Top Class" Restaurants, Spa's
and
Resorts have been built during this time and even more are in process.
This indicates overall that this will be a very lucrative investment
for
our Customers.
Is
furniture included in the Villa cost?
No. Furniture
is not included. We will be able to assist with a "Furniture Package"
if
that should be requested.
Do
all Villas have view?
All Villas
have view. The view depends fully on the Villa that you purchase. The
following
views are available:
Sea
view
Country
Club view
Tropical
Garden view
Hillside
view
Valley
view
All Villas
have at least one of the views mentioned above, some have a combination
of several view scenarios while others have all views available.
Are
the Villas equipped with an outside area?
Yes. All
Villas are equipped with wide and spacious verandahs or small gardens.
Some are also equipped with roof balconies in addition to the verandahs
and the gardens mentioned above.
Are
our investment and belongings safe when we are away?
Yes. There
will always be people on the project that will monitor the areas. Our
Security
Guard(s) will also perform random inspection rounds within the project.
What
kind of material will be used on the floors?
High quality
ceramic tiles are included in our Standard Package solution. We may
also
combine it with polished granite, marble or exotic wood in some areas
within
the same package. (No extra cost.)
Will
any visitors to Villa owners have access to the common areas?
Yes. All
visitors (to Villa owners) will have the same access rights to the
Country
Club and the common areas as the Villa owners. There will be no
additional
charges.
Is
cleaning of the Villas included in the Maintenance and Operation Fee?
No. Cleaning
of the Villa's internal areas is not included. It will be possible to
purchase
this service if that should be of interest. The cost will depend on the
size of the Villa and the cleaning frequency.
How
is the cleaning of corridors and staircases organized and paid?
The cleaning
of all corridors and staircases will be done by our personnel. The cost
is already included in the Maintenance and Operation fee. There is no
additional
charge for this service.
Will
it be any parking facilities within the project?
Yes. There
will be outside parking facilities within the project area.
What
kind of material are you using on window and door frames?
We are
using aluminum frames of a high quality. We have decided to use this
solution
due to better sealing, better insulation and less maintenance demanding
(No painting).
What
kind of material will be used on the doors?
We are
using wood material in all internal doors. We are also using wood doors
externally except for the sliding doors that consist of aluminum frames
and glass windows.
How
much can we expect to pay monthly for electric?
This is
a difficult question. This depends fully on the size of the Villa, how
many people are living there and the consumption pattern. The most
expensive
electrical power consumers are usually the Air Condition systems. We
have
constructed our Villas in an effort to minimize the cost of AC to a
minimum.
Our outer walls are 230 mm thick and that gives a very high insulation
value. (As a comparison, some Construction firms are only using 70-90
mm
thickness) The inside walls are also much thicker than the standard
that
is commonly used in Thailand. Our internal walls have a total thickness
of 130 mm. We are also using a window, door and frame solution that is
equipped with very good seals and gaskets. This was decided in an
effort
to reduce the power consumption even further.
Estimate: 1-Bedroom Villa,
normal AC usage and two residents should be approximately 100 THB daily
(3.000 THB each month).
How
much can we expect to pay monthly for water?
Water
is quite reasonable in Thailand so this expense is very low. The cost
will
of course depend on the size of the Villa and how many people that is
living
there.
Estimate: 1-Bedroom Villa,
normal water usage and two residents should be approximately 10 THB
daily
(300 THB each month).
How
many storeys will the buildings have?
Very strict
building restrictions are in place when it comes to the maximum height
of buildings constructed on Koh Samui. We are only allowed to build a
height
of 12 meter maximum with incline roof included. That will restrict our
building height to a maximum of 3 storeys above ground level at any
point.
How
many Villas will the project consist of?
That is
something that depends fully on the size of the Villas.
What
kind of food will be served in the restaurant?
We will
have a selection between Scandinavian, European and exotic Thai dishes.
The responsible person for the Catering Service, and the operation of
the
restaurant, has already a well established Scandinavian Restaurant on
Koh
Samui. He is from Sweden but have been living, and working, on Koh
Samui
for many years. The name of his restaurant is "Eldorado Steak House" on
Lamai Beach that is well known for excellent food at reasonable cost.
When
will the construction start?
This project
is, as the majority of the other projects on Koh Samui, based on the
Pre-Construction
principle. The construction has started already.
The construction will be done
in steps by building Villa building one by one.
What
is the construction time?
The construction
time for each building is guaranteed to a maximum of 10 months. It is
very
possible that the construction phase can be even shorter since we have
involved one of the most efficient firms on Koh Samui for the job. They
have optimized every part of their process to ensure a short and
efficient
construction time as possible.
Our Construction Firm has more
than enough machinery and employees to construct numerous buildings
simultaneously
(Parallel construction).
How
do I know that the Villa will be completed when it is started?
The "Scandinavian
Apartments Company, Ltd" has guaranteed in the contract that no
construction
will start before it is economical safe for all involved parties with
the
highest priority on our Customers.
No construction
will start before the completion within the agreed time limit is
guaranteed.
The construction start will be decided in a joint meeting between our
Lawyer(s),
Architect & Construction Firm, our Sales Agent on Koh Samui and the
"Scandinavian Apartments Company, Ltd".
Will
the construction work/process generate a lot of noise?
This was
an
important issue in our Vendor Elevation Process. It was one of the
reasons
why we decided to use this specific Architect and Construction Firm.
They
have optimized every step of their construction process in an effort to
minimize noise pollution. A lot of their material is pre-cut and
pre-fabricated
even before it arrive the construction plot. This reduces the need for
grinding and cutting with the noise that kind of activity generates.
The actions
above reduce efficiently the noise pollution to an absolute minimum.
What
kind of progress information will be given during the construction
process?
Our IT
Responsible person, that is also a very good photographer, will take
pictures
regularly and post them on our homepage. The Customers will be informed
immediately if something should happen that could cause possible delays
for the Villas.
Will
the buildings have flat or incline roofs?
All buildings
will be equipped with inline/raised roof structures. Flat roofs are no
more allowed on Koh Samui.
Do
you have any Villas or Apartments for rental?
No. Not
at this point. It may be that this will change in the future.
