Remarks:
Plot 10, 11, 12 & 13 offer a great and spectacular view, Sea view include.The best sea view is from plot 11, 12 and 13. Plot 11, 12 and 13 is located in a quite steep hillside and our Standard Villas are not the optimum solution.


We will design special solutions for these three plots in an effort to utilize the plots to maximum at the same time to ensure that the Villas blends into the surroundings. The design fee for these customised Villas is 100.000 THB but this will be given as credit on the last/final payment.
We have decided to give a special "Fair Discount" of a total of 2.5 % on the prices listed above. Two Storey Villas are only available on the plots that is located on the outer edge of the project land. That will say Plot # 1, 6, 7, 10, 11, 12, 13, 14, 16 and 17. Bang Por Tropical Hillside

Our project, "Bang Por Tropical Hillside", is located at the well known Bang Por Beach area that is located on the Northern part of Koh Samui. Bang Por is in the process of developing into a high class residential area and several luxury property projects are already established here. I.E.: Santithani Land and House, Royal Living Residence, Santisook Villas and several of the Coconut Land and House Development projects. More projects like these are also under development. Bang Por is a quiet place that ensures privacy at the same time as there are some small restaurants/bars, spa's and mini marts available in the area. Several small local Thai Seafood Restaurants that offers excellent food are located on the beach.


The total area of the plot is 8.000 square meter and it offers a perfect combination between flat and gentle hillside land. It's located inside a small spectacular tropical valley surrounded by coconut palm trees. There is also a couple of small waterfalls inside this small exotic valley. There will be no problems with traffic noise and dust since the project is located close to the end of a "Dead End" road. The plot offers a combination view that includes  Tropical valley with Coconut trees, the well known "Santithani Luxury Homes" project,  beautiful hillsides and sea view. The sea view, from the upper part of the plot, includes several small islands. Our project is located only 500-600 meters, bird view, from the sea and the beach is only 10-12 min walk away.

The project is designed with Quality, Safety and Security as priorities. We are aiming to supply a high quality product, but still within acceptable cost. The project will consist of the Villas and a Country Club. A Tropical Garden with waterfall(s), sala(s) and a big swimming pool will surround the buildings to insure an exotic atmosphere. All these features are common areas that can be used by the Customers and their visitors. The Country Club will consist of a Restaurant/Bar, Gymnasium, Sauna, Reception, Laundry, Internet Café and a small Minimart. There will be a 24 hours Security Service on the premises and will be equipped by a guarded entrance gate.
All Villas will be equipped with a big outside verandah, European style kitchen with all appliances included, ceramic tiles on the floors, granite/marble in the bathrooms and A/C in all the bedroom(s).
A mandatory monthly Maintenance & Operation Fee that will be paid by each individual Apartment owner will cover the operation and Management of the property.

Project description

“Bang Por Tropical Hillside” is a quality living community established by Scandinavian Apartment Company, Ltd. The project is located inside a beautiful tropical valley in the Bang Por area. The ocean is located approximately 600 mtr, bird view, from the well known Bang Por Beach. The driving/walking distance is 1 km due to the shape/path of the road. The plot is located all the way at the end of a “Dead End” road protected from noise and dust from passing traffic.


The project covers a total land area of 8455 m^2. The project consists of a total of 17 high quality luxury Villas equipped with individual swimming pools. There will also be a Country Club for common usage within the project area.
The Country Club will consist of a Restaurant/Bar, a Gym and be equipped with a beautiful swimming pool of the Infinite Edge type. The use of the Country Club and pool is covered by the mandatory monthly “Operation & Maintenance Fee”. This also includes visitors to the project residents.  There will also be a reception and an office in the building.
The project will be either manned, or guarded by Security personnel, 24 hrs daily. There will by a Guard House located at the main entrance to ensure controlled access.
The plots, sized 340-532m^2, offers view depending on the location. Some plots offer sea view while other plots offers tropical valley view in combination with beautiful hillsides. Some plots offer a beautiful combination of all the views mentioned above.
The Villas will be constructed with safety in mind. All Villas will be equipped with fire alarm. There will also be fire hoses and fire extinguishers available.
The operation and maintenance of the project is covered by a mandatory “Operation & Maintenance Fee” that is paid monthly. Included in this fee is the following:
Maintenance of the common areas and the Country Club.

Garbage removal.
Water supply.
Human resources (Manning/personnel)
Security Services.
Maintenance and operation of the common swimming pool.
Electricity for street lights and the Country Club.
Garden service for the whole project excluding the individual plots.

Other services will be available for additional cost. For example: Laundry, basic maintenance services, house preparations, airport pickup, Taxi service, and cleaning of the individual houses.


The concept is based on “Membership Living”. Each Customer will be part owner of the whole project plot according to the square area of the plot they are purchasing. The plot will belong 100% to all the property owners in cooperation with the Scandinavian Apartments Company, Ltd. A “Land Ownership Certificate” will be issued to each of the land owners where the details of their property/plot will be specified (Size and plot identification number). This equals Freehold land where the Customer is the full owner of his/her specific plot.
The whole project plot, 8455m^2, has the highest land title available in Thailand “Chanote” registered at the Public/Official Land Office.
The architecture with construction is done by a highly recognized Belgium Construction firm established already back in 1932. They are the largest Employer on Koh Samui with more than 700 employees. They have constructed more than 2000 houses in their career and they have numerous projects already completed on Koh Samui. They have numerous Western/ European Specialist within their specific field to ensure that everything is build according to Western/European expectations.
